Real Estate Marketing Outside the Box | Real Trends

As I kicked back reading the 2012 NAR Homebuyers and Sellers profile much of what we know is evident in this report. Internet usage to find a home. Word of mouth and repeat usage in finding agents, just a few to mention. However one thing did jump out at me and that was the impact of life changing events on our industry. While a marriage may not be a direct impact on home sales it certainly trends in that way. Same with raising children. So when exploring marketing options be sure to consider new and different approaches in this regard. For example try to work out a deal with a wedding supplier whether it be dresses or cakes and etc. Do a joint marketing offer and give the prospective couple something of value on their journey. Maybe in exchange for an email address to relationship market too. Same thing with children a?unique?gift in conjunction with the local hospital is a great way to create that initial impact that just might be lasting enough to drive your business.

As we approach the holiday season there are numerous things you can do for relatively the same price as running an ad or two. For instance we recently had a customer purchase turkey?s for thanksgiving in a neighborhood they were trying to increase listing presence. Gifts of that nature or holiday wreaths for your neighborhoods. Consider doing a gift along with a strategic social strategy. NextDoor is a newer social network dedicated to neighborhoods and neighbors. It gives you the opportunity to potentially start/run a neighborhood group and of course not only facilitate their interactivity but strategically be noticed. I believe facebook has a similar feature built in as well. This is worth considering especially in small communities.

By combining your traditional marketing activities with new age activities your marketing can gain an extra push. Another example would be the early release or just listed postcards many do. Instead of just doing that why not add a social or email aspect to it. Setup a neighborhood page for that audience and tell them you will update them when they have a buyer so they can greet their new neighbors or collect email addresses from a specially constructed contact form just for that neighborhood. Dont get to greedy simply ask for email and thats it or email and address to ensure they are in the exclusive neighborhood.

Combining your marketing campaigns and thinking outside the box on strategic partnerships can be a great way to increase business. If you have a great URL like DenverRealEstate.com consider cutting deals with local partners and marketing the subdomains denverrealestate.com/mortgage or title and etc (sky is the limit) if you have a popular URL many entitities would pay good money for a custom content and contact page on a valuable search friendly domain.

Last piece of advice. Dont follow the hurd beat them to the punch and think one or two steps ahead.
